In the heart of the city, just a 10 minute walk from Princes Street, the hotel is conveniently located within walking distance of Edinburgh's many tourist attractions and the city's main business districts.

Fully refurbished, each of the private hotel rooms now boasts an LCD TV with built-in Freeview, tea/coffee making facilities and a brand new modern en suite bathroom. With stylish contemporary décor and crisp white cotton sheets, the rooms are attractive, modern and comfortable.

Hotel Description
We have now completed our comprehensive refurbishment which included all of the hotels 6 private rooms and 4 dormitory rooms, the bar area, foyer, self-catering kitchen and lounge, featuring free internet access. The old style high ceilings and bay windows marry perfectly with the modern clean line furnishings and warm plum and chocolate décor. Please note, the hotel is completely non smoking.

Room Descriptions
The newly-refurbished rooms have been decorated in colors such as rich warm chocolate browns, creams and whites. Furnished with plush new carpets and crisp cotton bed linen, the rooms are stylish and comfortable.

Each private hotel room is well-equipped, with all the modern comforts and facilities you need in a restful, relaxing base, including brand new modern en suite bathrooms and plasma flat-screen TVs.

Our new 8 and 10-bed rooms have ensuite facilities and cater to those seeking rooms for group bookings or larger family rooms. Please note, our 8 bed dorm is a female only dorm.

Policies
Cancellation Policy (Exclusions):
Please note that different cancellations policies apply for bookings made for certain periods. During the periods specified below (inclusive of the start and end dates), cancellations must be made at least 2 weeks before the date of arrival. In the event of a no-show, alteration or later cancellation in breach of this policy, the hotel will charge an amount equivalent to 100% of the total cost of the booking as cancellation or no-show charge.

Group Bookings
Please note that if you are a group of 8 or more people you will be asked to pay the remaining balance as a group (not individually) and leave a £25.00 security bond per person on arrival. This bond will be returned on departure once the room/s have been checked by a staff member. Please note that you should allow time for your room to be checked on departure as this can take up to 15 minutes, if you fail to leave time for your room/s to be inspected bonds will not be returned. If we require any damages to be inspected by the owner, bonds will be kept and returned to you at a later date once a price has been determined for the damage. Disturbing other residents will also result in a penalty charge, the amount will be determined on a case by case basis. Upon arrival at the hotel your group will be asked to read through an introduction letter which lists damages and penalty charges as a guide only, the hotel reserves the right to change these at any time with out warning.

All children are welcome.
All children under 3 years stay free of charge when using existing bedding.
All children under 2 years stay free of charge for cots.
There is no capacity for extra beds in the room.
Maximum capacity of baby cots in a room is 1.
Guests may be asked to settle 50% of their account one month prior to arrival when booked into the hotel on the following dates:

Please take note of our terms and conditions below:
You must give 2 days notification when cancelling a booking to prevent any penalty fees being charged to your credit card. If you have booked with an agent online or in person, any deposit made to them is non-refundable. Cancelling a booking within 2 days of the arrival date will see the equivalent of one nights room rate charged to the credit card details provided to us with the booking.

If you have made a booking on any of the following dates, please note a different cancellation policy applies.

If cancelling any bookings for these dates we require 2 weeks notice for there to be no charges made to your credit card. Cancelling within 2 weeks of your arrival date will see the total remaining balance of your bill charged to the credit card details provided to us with your booking.
